How This Rent Calculator Works
The calculator uses two affordability checks. The first is a screening-style rent-to-income rule, which is similar to how many landlords think about applications. The second is a renter-focused cash-flow check, which asks whether the rent still leaves room for debt payments, utilities, insurance, savings, and basic monthly flexibility.
- Gross-income rule: gross monthly income x rent-to-income percentage.
- Cash-flow max: net income - debt - savings - utilities - insurance - other housing costs - desired leftover.
- Suggested rent: the lower of those two numbers, because passing a landlord screen does not always mean the rent feels comfortable.
- Move-in cash: first month rent + deposit + fees + moving costs + your selected cash cushion.
